Freshness: Altos Research updates weekly. We request the latest available report whenever you compare, using a short server cache. The source date is shown on each side. After 21 days, we flag the report as older and stop assigning a current market label. A new page visit does not make old source data current.

Price focus: We select the quartile whose reported asking-price span contains your target. The groups in the two ZIPs can have different dollar spans and home characteristics. They are not an exact MLS search between two dollar limits. Gaps and unavailable groups are reported rather than estimated.

Market Action Index: Altos compares demand with supply. Above 30 is a seller-leaning signal; below 30 is a buyer-leaning signal. We show the ZIP-wide index even when the other figures describe a price segment. A ZIP-wide label does not determine the market for an individual home.

Inventory, market time, and reductions: Inventory counts active listings. Median days on market describes active listings in the selected group, not days until a sale. The reduction percentage describes asking-price changes, not the change in completed-sale values. Fewer than 10 homes is flagged as a small group.

Months of supply: This requires matching active inventory and a defined closed-sales pace. We do not divide Altos’s “absorbed” count into inventory or call the Market Action Index months of supply. For the exact MLS area and dollar range used in the episode, request a neighborhood comparison.
