Supplements: List of Improvements and replacements In 2008, the roof was removed, down to the rafters, and replaced. This included the replacement of the tongue and grove decking and 6 rafter tails (the beams that support the overhang). While the roof was removed, the knob and tube wiring was removed and brought to current code. The evaporative cooler was replaced with a three-zone heat pump to allow for each bedroom to be controlled separately. During the rafter tail replacement, two of the plaster ceiling in the bedroom cracked and sections fell to the floor. Ceilings were removed in all three bedrooms and replaced with drywall, and them skim coated prior to painting. During the ceiling replacement upstairs the top 6" of the perimeter wall plaster and lath was removed. This allowed for blown in insulation to be added to the upstairs (as best could be expected without removing the plaster and lath on the walls down to the floor. Also, in 2008 the Kitchen was reconfigured to allow for the installation of a larger range. Counter tops were replaced or refinished (butcher block surfaces). A majority of the windows had been painted shut. Some had broken chords to the counter weights. Windows were slowly opened, sanded smooth and refinished. In 2010 the ceiling in the porch was removed and replaced. The heavy load of the roofing over the years had caused the ceiling to sag. The ceiling was removed, and new sister joists attached to the rafters to create a straight surface. ยพ" tongue and grove decking was attached to create the ceiling. The electrical wiring to the lights and fans was replaced. Dining room and lower stairwell are covered with an American Clay Plaster. This is applied with a trowel in two coats to create the finish. Over the years, almost all rooms had the walls skim coated with new plaster to smooth out the surface prior to being painted. A new water supply line from the City meter to the shut off valve in the basement was installed in 2018. The new line is 1" Pex piping. The water heater and Boiler were also replaced in 2018. In 2019 the upstairs bathroom was remodeled. Flooring was removed, to allow for cement boards to be installed below the tile floor. Walls received new plaster finish prior to being tiled or painted. Wood floors in the kitchen, and back hallway were refinished in 2019. Stucco was completed in 2020. Seller is selling many furnishings - Please feel free to inquire
