We kicked things off with a fun question: Is it “Cruces” or “Las Cruces”? Kacie laughed, “Out-of-towners say ‘Las Cruces,’ but locals just say ‘Cruces.’ You’re fine either way!” Here at Venturi Realty Group in Albuquerque, we’re partial to “Cruces” too, so we’re in good company.
Kacie’s a second-generation real estate expert—both her parents are industry pros from Alamogordo. She’s been immersed in the business since childhood, tagging along to showings and listings. After earning her degree at New Mexico State University, she got her license and settled in Las Cruces. “My husband was here, and I wanted a slightly bigger city than Alamogordo,” she told us. “It’s the perfect mix of activity and comfort.”
The Las Cruces Vibe: Small-Town Charm, Big Appeal
What’s the Las Cruces community like? Kacie summed it up perfectly: “It’s like a Hallmark movie. With over 100,000 people, it’s New Mexico’s second-largest city, but it feels like a small town.” Festivals and local events draw everyone out, creating a tight-knit vibe. “We don’t have pro sports or massive urban events,” she said, “but our small-town festivals? They’re a blast, and you’ll see all your friends there.”
For sports enthusiasts, New Mexico State University’s Aggies deliver, much like our Lobos do in Albuquerque. Tego noted, “They’ve had some NCAA runs,” and Kacie agreed it’s a local highlight.
Real Estate Rundown: Affordable and Growing
As real estate pros, we at Venturi Realty Group love digging into the numbers. Kacie shared, “Las Cruces is one of New Mexico’s most affordable markets.” The median sale price in December 2024 hit $300,000—about $50,000 below Albuquerque’s. “We’ve got tons of new construction,” Kacie explained, “and builders are tossing in incentives for all buyers, not just first-timers.”
Luxury listings are rare. “I’d call $800,000 and up luxury here,” Kacie said, “with our average just under $300,000.” Prices have climbed 55% over the past five years, thanks to the pandemic surge, but the past year’s 2.5% appreciation feels sustainable. “Post-2008, we lagged,” Kacie noted. “I snagged a short-sale home for $140,000 pre-pandemic—new construction—and now it’s $300,000. Crazy growth!”
Unlike boom-and-bust markets like Austin or Phoenix, Las Cruces keeps it steady—a big plus for buyers and investors alike.
Living the Las Cruces Life: Outdoors, History, and Chile
Las Cruces isn’t just about homes—it’s a lifestyle we at Venturi Realty Group adore. “The Organ Mountains are a huge draw,” Kacie said, mirroring our Sandia Mountains in Albuquerque. Hiking, backpacking, and outdoor fun are endless. The weather? “Mild for a desert,” she told us. “Hot and windy, plus green chile season, are our staples!” It’s not Tucson’s brutal 120°F—Las Cruces peaks around 105°F and cools off nightly.
History buffs will geek out over the Old West roots. “Billy the Kid roamed here,” Kacie shared. “Mesilla Plaza saw his arrest, and La Posta restaurant might’ve been his jail!” Add the cultural blend with El Paso, Texas, and Juarez, Mexico, nearby, and it’s a unique mix. “El Paso’s like our adopted sibling,” Kacie joked. “More New Mexican than Texan!”
Food-wise, it’s pure New Mexican. “Not Tex-Mex,” Kacie insisted. “Texas doesn’t get green chile—they hand you jalapenos!” Las Cruces drenches everything in green or red chile—think ice cream and wine. Agriculture shines too: pecan orchards, Hatch green chile, Alamogordo pistachios, onions, cotton, and wineries. “We’re the budget Napa Valley,” Kacie laughed.
Events and Hidden Treasures
What about annual highlights? “The White Sands Balloon Festival is magical,” Kacie said. “Balloons glow against the sand.” The Whole Enchilada Festival is on pause, but Dia de los Muertos downtown keeps the culture alive. And White Sands National Park? “Weddings, photos, full moon tours—it’s unreal,” she raved.

We asked Kacie for her elevator pitch. “The sunsets and sunrises,” she said instantly. “They’re magical—my kids even notice. You see the sky, the stars, the Land of Enchantment’s beauty.” Mild weather, no wild storms (a rare Texas quake aside), and a small-town feel with no traffic hassles make it ideal—especially for retirees or anyone craving simplicity.
